What the Latest Trends Mean for You


As a Senior Real Estate Specialist (SRES®), I stay informed on how generational shifts impact the housing market—and this year’s changes are significant.


According to the National Association of Realtors® 2025 Generational Trends Report:

  • Baby Boomers now make up 42% of all home buyers, surpassing millennials, who dropped to 29% from 38% last year.

  • Half of older boomers and 40% of younger boomers are buying homes with all cash, giving them a competitive edge.

  • Generation X is driving the rise in multigenerational living, with 21% purchasing homes to accommodate both children and aging parents.

  • First-time home buying is down, now just 24% of the market, with affordability challenges affecting younger buyers.

  • Almost 90% of buyers worked with a real estate agent, showing the continued value of professional guidance.


On the selling side, boomers again led the market—accounting for 53% of all home sellers, many after staying in their homes for 10 to 16 years.
