Every Sale Has a Story: A First Home for a Future Family

Buying your first home is one of life’s most exciting—and overwhelming—moments. When the daughter of one of my dearest friends asked me to help her and her fiancé find their first home together, I was honored… and determined to make it happen.

I knew her well, but it was my first time meeting her fiancée. They were newly engaged, ready to start their life, and full of hope, but like many first-time buyers, they had a tight budget and big dreams. They envisioned having kids soon, so space and location were important. And she had one very specific request: a shower big enough for two. (I told her, “Well hey, that’s one way to keep everyone on time in the mornings!” 😅)
We searched and searched. We saw a lot of homes that almost worked. We wrote offers that didn’t stick. The market was tough, and their budget made it even harder.
So, I changed strategies.
Instead of competing in the active market, I searched for homes that had been taken off the market or had expired, homes that other agents had given up on. That’s when I found one that checked all the boxes: close to both of their jobs, space to grow a family, and… yes, a generous shower. 🚿
The boyfriend had some construction background, and his dad was ready to pitch in. The home needed a little love, but it had great bones. I reached out to the former listing agent, and we arranged a showing. The couple walked in and knew. This was their next chapter.
Because it wasn’t currently on the market, we were able to write a thoughtful offer directly through the agent that worked for everyone involved. It was a win-win … and the best kind of real estate magic.
