According to the latest data from National Association of Realtors, sellers who chose to go it alone said pricing their home was the hardest part of the entire process.

Here’s what unrepresented sellers ranked as the most difficult tasks:


  1. Getting the price right

  2. Preparing or fixing up the home

  3. Selling within their desired time frame

  4. Handling legal documents

  5. Finding the time to manage everything involved


That first one matters more than most people realize.


Pricing a home isn’t about pulling a number from an online estimate or copying what the neighbor got last year. It takes a clear understanding of what’s happening right now, not six months ago. That includes what buyers are actually willing to pay today, how much competition you’re up against, what similar homes are really selling for, how desirable your neighborhood is, and how your home’s condition compares.


Without that context, it’s easy to overshoot, especially in a market where buyers have more choices. And when a home is overpriced, the consequences tend to snowball.


Your asking price shapes a buyer’s first impression. If it feels too high, many buyers simply scroll past. Fewer buyers mean fewer showings. Fewer showings usually lead to fewer offers. And that often leads to a price reduction to try to restart momentum.


This is not rare. The same NAR report shows that 59 percent of homes sold without an agent had to reduce their price at least once. That orange section in the data tells a clear story.



What many sellers don’t expect is that price cuts do not always solve the problem. In some cases, they invite bargain hunters instead of strong buyers. Others assume something must be wrong with the home. By the time the property finally sells, sellers often net less than they would have if the home had been priced correctly from the start.



The numbers back that up too. NAR data shows that homes sold with an agent sell for nearly 8 percent more than homes sold without one.
